FIRST THINGS FIRST...
1) Make an appt w/ Lenny - get his Seller’s Manual!
2) Look at the actual MLS….. reviewing recent solds and current for sales.
3) Meet with us to look at your competition - new, re-sale & foreclosures.
4) Sign listing agreement & fill out sellers disclosure.
5) Get survey affidavit notarized.
6) Choose the inspector/surveyor that you may use (if you decide to get one).
7) Have repairs done… clean-up… make ready.
8) We finish photo shoot… other photography… etc…
9) We start showing home.
10) Negotiate offers.
11) Contract accepted and executed by both buyers and sellers.
Seller’s Steps After Contract Is Accepted
(most all these steps are done by us)
12) As soon as the property is under contract (signed and initial by both buyer/s & seller/s) ….the buyer needs to get a cashiers check for the earnest and option money amounts (the earnest money goes to the title company (The earnest money can be wired to the title company) & the option money goes to the Seller.
13) Verify that utilities are on for House & Termite Inspections.
14) Secondary repair &/or price negotiations.
15) Submit final contract to all parties including buyer’s lender and title co.
16) Talk with Buyer’s loan officer to see what they need to get to complete underwriting requirements. Make certain Buyer understands the terms of their loan and know how much money to bring to closing. Make certain Buyer understands their Good Faith Estimate.
17) Lender orders appraisal (the appraisal does NOT indicated the value of the home!)
18) The buyer needs to determine if they want a new survey.
19) Title company or Loan officer orders survey (if needed).
20) Lender gets closing docs to title company.
21) Title company finalizes closing date/time (always an estimate)
22) Call and prepare to cancel/transfer ALL utilities.
23) Make certain the property is properly cleaned up and vacated!
24) Closing & then sometime later that day… the funding.
25) Buyers have ownership and possession rights!
